Two towers with over 400 rental homes proposed for Kitsilano

This is the one of the largest single redevelopment proposals in Kitsilano to date, under the stipulations of the City of Vancouver’s Broadway Plan.

InterRent Real Estate Investment Trust and Crestpoint Real Estate Investments have partnered together to pursue a redevelopment of 2244-2280 West 6th Avenue.

This is a significant property, spanning almost the entire length of a city block. Located near the southwest corner of the intersection of Yew Street and West 6th Avenue, the site is currently occupied by a pair of three-storey buildings constructed in 1969 and 1970, containing a combined total of 89 rental apartment units.

This site is about an eight-minute walk from the future SkyTrain Arbutus Station and the 99 B-Line bus exchange.

If approved, there would be two new 219-ft-tall, 21-storey towers, including a partial rooftop level for both towers.

The redevelopment would generate a total of 416 secured purpose-built rental homes — a net gain of 327 units, compared to what exists at the property today.

This project includes 333 market rental homes and 83 below-market rental homes. A high proportion, 40 per cent, of the units would be sized for families, defined as units with at least two bedrooms; the unit size mix is 88 studios, 160 one-bedroom units, 128 two-bedroom units, and 40 three-bedroom units.

Residents would have access to a very wide range of shared indoor and outdoor amenity spaces, including indoor/outdoor amenities on the ground level, outdoor amenities on the lower rooftop of the base podium, and indoor/outdoor amenities on both tower rooftops.

This includes outdoor amenities such as hot and cold tubs, a dog garden, a multi-sport court, an exercise deck, a children’s playground, and a dining/BBQ area, as well as indoor amenities such as a fitness gym, a sauna, a spa lounge, private work pods, a meeting room, a games lounge, and a pet wash room.

Some of the project’s most defining architectural features are its residential balconies, which are set at a 10-degree angle and alternate their orientation on every floor to create a sense of movement. The project’s design firms are Kasian Architecture and Perry & Associates.

There would be three underground levels, including one level with 618 secured bike parking spaces and two levels with 122 vehicle parking stalls.

The total building floor area would reach 292,450 sq. ft., establishing a floor area ratio density of a floor area that is 6.5 times larger than the size of the 45,000 sq. ft. lot.
